Building Commission Requirements

It is important that you thoroughly read and understand the following information.  Failure to do so may result in citations or stop work orders.

 

Requirements for a GARAGE or ROOM ADDITION:

1)                  Scaled Site Plan from Area Plan Commission, Room 312.

2)                  Zoning Use Permit from Area Plan Commission, Room 312.

3)                  Truss Diagram from place of purchase, if not building your own (must be Indiana State sealed by a licensed engineer – example provided).

4)                  Wall Section Containing Crawl Space or Slab Diagram (available from our office, if needed).

5)                  Total square footage for the building or addition.

6)                  Total value of material and labor (material only if the Homeowner is doing the work).

 

*Note: Total Square Footage x $0.05= Permit Fee; $25.00 minimum permit fee.

 

Requirements for a NEW HOUSE (Stick-built, Manufactured, or Modular):

Modular homes require the same information as new homes, plus an Indiana Modular Insignia or a HUD number.

 

1)                  If you live within city limits: Sewer Permit from the

Water Department

Room 204 in the Civic Center

           

If you live outside city limits: Septic Permit from the

Health Dept., Oak Park Professional Building

2)         Zoning Use Permit from Area Plan Commission, Room 312

 

3)         Full set of plans, including:

            a)         Foundation information

            b)         Floor plan

            c)         Wall section (available from our office, if needed)

d)         Truss Diagram from place of purchase, if not building your own (must be Indiana State sealed by a licensed engineer – example provided)

e)                  Scaled site plan (drawing of lot and where everything will be)

f)                    Elevations of outside walls (front, rear, and side views)

g)                  Total square footage for building, including basement, garage, porches, and other storage room (anything that is under the roof)

h)                  Total value of material and labor (material only if Homeowner doing the work).

 

*Note: Total Square Footage x $0.05= Permit Fee; $100.00minimum permit fee.

 

Other information

 

§         This project requires a Certificate of Occupancy.  After all final inspections and before occupying the building, you are required to notify our office.  To request your certificate of occupancy, call 812-436-7879 between 8 AM and 5 PM, Monday through Friday.  Please allow 3 to 5 days for certification preparation.

 

§         Permits for structural work do not include mechanical (HVAC, Electrical, Plumbing) work.  Mechanical permits are issued separately.  If you will be pulling a mechanical permit as a homeowner, you will be required to talk with an inspector before the permit is issued. Please contact office to set up a time to see an inspector.  

 

§         Please make sure whether the construction is or is not in a flood zone.  If yes, you must have a Certified Site Grading Plan (information included in this packet) before we can issue you a permit.  If you have a question about flood information, please call our Flood Specialist at 812-435-2350.

 

§         If as a homeowner pulling a permit you will be subcontracting any of the work, we require that all subcontractors are licensed in Vanderburgh County.  Please let us know if you will be subcontracting so that you can fill out a form listing who will be doing the work.

 

§         If you hire a licensed contractor to do any type of work and they send you to our office to pull the permit(s) for them, we must have a statement on their company letterhead that gives us written permission to issue the permit under their license.

 

§         Persons who own more than two residential properties in Vanderburgh County must hire a licensed contractor to do any work, unless they currently live in the house in question, or plan to live in that house for two years after the work is completed.  Persons who own one or more commercial properties in Vanderburgh County must hire a licensed contractor to do any work.  This goes for anything and everything concerning permits.

 

§         Don’t forget to get the required inspections for your work!  If you have questions regarding inspections, building codes, etc., please call our inspectors at the numbers provided on the last page of this packet.

 

§         For Yard Barns and Gazebos Only:  If the construction is 200 square feet or less and will have no utilities, no permit is required from Building Commission, but check with Area Plan Commission in Room 312 to see if they will require you to get a permit from their department.

 

§         If you are told to go to the water Department to get a Sewer Tap Application, you must have a sewer/plumbing site plan for them.  If you have any questions, please call the Water Department at 812-421-2130 and ask for Darla.

 

§         Smoke detectors are required in ALL residences.

 

§         We only accept Cash, Checks, or Money Orders.  No Debit or Credit cards.
